The real estate market is doing badly in Enghien-les-Bains. Prices of apartments and houses fell by 1.1% and 5.1% respectively over one year as of November 1, 2024, and the city is still lacking buyers. An observation to be qualified, however, because in certain neighborhoods, particularly around the casino and the lake, houses are popular. There are not many buyers. “ We have very few calls, notes Alexandre Barbe, director of the Alfa Immobilier agency. And although Enghien usually attracts a lot of people, the market is no longer in favor of sellers. » Some even give up on their project, refusing to lower their price. As a result, deadlines lengthen, sometimes exceeding a year. A 4-room apartment in need of renovation, 82 m² with balcony, initially priced at 450,000 euros, found a buyer almost two years later at 325,000 euros. “When the property is not at the current price, there can be breakage”, recognizes Jean-Claude Godot, of the Barnes agency.
Houses, in particular, are popular, trading between 4,000 and 7,000 euros per m². Rue Prosper-Tilliet, one of them, 70 m² with 200 m² of garden, was sold for 360,000 euros (5,100 euros per m²). But near the lake and the casino, values soar to 7,000 euros per m². Boulevard du Lac, a bourgeois residence can even be negotiated between 8,000 and 9,500 euros per m², depending on its condition.
