In Marseille, there is no jealousy: the drop in prices is observed in almost all neighborhoods. Particularly for individual houses (-4.3%), according to the Provence Real Estate Observatory (OIP). In the southern districts (7th, 8th, 9th and 10th arrondissements), wealthy and airy, the crisis is harsh – and it lasts. In the first half of 2024, in the very chic 7th arrondissement, that of the Corniche and the beaches, the median price of apartments fell by 2.5%, to 4,590 euros per m², and that of houses by… 10.8%, at 740,500 euros. Same song in the 8th: if prices hold up for apartments (-0.4%), the decline in houses is very clear (-14.3%). In the 9th and 10th centuries, the trend is similar. The most sought-after city center districts (5th and 6th), better served than the southern districts, and gentrified, such as Réformés or Camas, are the only ones where the trend is still slightly upward.

High-end spared
On the new side, no hope. With 121 sales recorded at the end of June, diving borders on underwater exploration: – 84% compared to the first half of 2023! Marketing times have increased from 9.5 months to 23 months in one year, according to the Federation of Real Estate Developers. A sign of disaffection, reservations fell by 30% in one year, to only 480 in the first half.

In Toulon, property prices are also on the rise again
The port and military city has been so extensively renovated and revitalized over the past twenty years that it is now regularly cited in the ranking of cities where life is good. Prices here are starting to rise again (+1.5% over three months), after a very slight drop (-1.6% over one year) according to Fnaim. The student district, between the center and the port, allows universities, engineering schools, art and design schools and law schools to fill up. A new complex of 200 housing units is under construction. On the seaside, and in particular in the popular Mourillon district, prices remain stable – and high. “You have to count on 3,500 euros per m² minimum, indicates France Mariotti, negotiator for the iBox agency. Please note: with a sea view, some accommodation can reach 7,000 euros per m², and for exceptional properties, 8,000 euros per m². » If Mourillon is very urban, the Cap Brun district, hyper-residential, close to wild coves, is greener. There, prices reach 4,000 euros per m² – except for villas which overlook Toulon harbour. The crisis? “We have goods coming in and out every day, few negotiations and no price drops,” expose France Mariotti.
