The Gardens of Baradel, a response to the needs of residents

This Thursday, November 7, 2024, elected officials, partners and residents gathered for the ceremony of laying the first stone of the Gardens of Baradel, a real estate project of scale launched by the social landlord Polygon in collaboration with the town hall of Aurillac.

Located on the former Géraldienne football field, this program provides for the creation of 80 housing intended for rental and ownership, in a rapidly changing area, close to the city center and with a breathtaking view of Puy Courny.

A project designed to promote residential diversity

Imagined in 2015, this project is coming to fruition today after years of planning and partnerships.

“The need is there, the demands too, working people have the desire to live in the city,” declared the mayor and president of CABA Pierre Mathonier. The project which revolves around four isletsincludes three buildings collectives et 15 pavilions at the edge of the plot, intended for sale. This distribution aims to accommodate a diverse population, from families to elderly people, to promote social diversity and intergenerational.

Housing accessible to all

Compliant with RE2020 standardsthe buildings have been designed to minimize their ecological impact, with isolation efficient and a connection to wood heating network.

In addition, all accommodation will be accessible to people with reduced mobilityintegrating elevators and specific facilities. “We hope to offer a maximum accessibilityin partnership with the APF Handicap,” added Aurélien Tissier, director of Polygone.

« 6 apartments accessible to PRMs were thought out in consultation during constructive meetings, and for us, as an association, being able to live completely independently in one’s accommodation is something important”, underlines Jérémie Andrieu, APF representative.

Social rental or ownership

The operation is part of the housing development and attractiveness confirmed in 2022 through the signing of an agreement City Heart Action with Housing Action. In total, 2 buildings “collectively” for 46 social housing units, 14 T2, 24 T3 and 8 T4 which will be rented, and 5 T2, 8 T3 and 3 T4 which will be oriented towards accession to property (plus the 15 pavilions whose typologies are not all determined).

The services offered include terracesbalconies, electric roller shutters and walk-in showers. Particular care has been taken with the finishes: tiled floors or PVC coated isophoniqueretractable bathroom furniture and bicycle rooms are all pieces of equipment that promise a confort optimal to residents.

Strong funding and partnerships

With a total budget of more than 10 million eurosfinanced by the State, Action Logement, the Caisse des Dépôts et Consignations and Polygone, the Jardins de Baradel benefit from a financial support consequently.

This assembly was made possible thanks to loans and grants specific, such as the PLS, PLAI and PLUS systems mobilized to promote social diversity and intergenerational.

Cycle paths and rue Rosa Bonheur

A new plan de circulation, with the arrival of cycle paths and rue Rosa Bonheur, will serve the Jardins de Baradel. The location is prime in a constantly changing area but still close to the city center.

Shops, services, schools, view of Puy Courny in a residential area

With this operation, the Aurillac town hall and Polygone intend to respond to the growing needs of quality housing while strengthening the attractiveness of the “ city ​​center expanded.”

“The district, in full transformation, brings together 8 000 habitants. This audacious project from the social landlord (I have not forgotten the other Cantal Habitat projects) responds to the needs of employees who want to live near their work and reduce their travel time. Home ownership offers serious advantages such as property tax exemption for 15 years

The construction of individual houses is already operational, the first collective building to come out of the ground will be that of home ownership. “It is already marketed at more than 50%to this day,” specifies Aurélien Tissier.
