Since October 10, 2024, the speed on the Paris ring road has been lowered to 50 km/h, but experts remain doubtful about its influence on real estate prices. The heavy traffic on this axis, where more than a million vehicles pass every day, as well as the proximity of 500,000 inhabitants, 60% of whom live outside the social park, raises concerns. Properties located near the ring road are often considered difficult to sell due to noise, air and visual pollution. To attract buyers, a discount of 10 to 20% is commonly applied, reports Le Parisien.

A telling example is a 43 m² two-room apartment in Gentilly, which was sold for €4,400/m², or 23% below the city's average price. Buyers often view these properties as bargains because of their price, although the location may be a disadvantage. Furthermore, construction work continues to take place near the ring road, such as the “Wood'up” wooden tower, which will offer quality housing at high prices, without certainty about their exposure to noise.
Lowering speeds could improve air quality, but the impact will depend on traffic flow. Noise and air quality studies will be carried out in a year to assess changes. Finally, the city of Paris is considering unbuildable zones near the ring road in its future local urban planning plan, which could influence the real estate market in the long term, as mentioned by Le Parisien.
