“Property prices have fallen and are stabilizing”

In Montrichard, a house which was presented a year ago for €367,000 including agency fees (FAI), “high range of the estimate”, was finally sold recently for €304,000. Close to the city center on foot, it was 150 m2 habitable and four bedrooms, more than 2,000 m2 of land with a view of the keep, and some refreshments to be provided. “A purchase made without credit, which is often the case for these high amounts, or with a significant contribution”describes the real estate professional.

Some first-time buyers, after difficulties in obtaining their loan, also manage to find what they are looking for in Montrichard. This is the case of this young couple who opted for a tufa town house for the sum of €186,000 FAI. Measuring around 100 m2 with a convertible attic, there was some work to be done to bring it up to date.

The surrounding towns such as Saint-Julien, Angé or Saint-George-sur-Cher, a stone’s throw from the Château de Chenonceau, are also popular. A 75 m house to restore2 and its outbuildings were sold by L’Adresse for nearly €85,000. A troglodyte dwelling in Chissay-en-Touraine and its extension from the 1980s (120 m2), with 3,000 m2 land, largely on hillsides, were acquired by retirees for €162,000 FAI. Its asset? “On one level and close to doctors. »
