Transaction of the week: living in a heritage village in Abitibi for $420,000

A small log house in the former Village-Minier-de-Bourlamaque, a heritage site now annexed to the municipality of Val-d’Or, in Abitibi, has just found a buyer for $420,000.

Located at 54, rue Viney, the two-story residence listed in the Directory of Cultural Heritage of Quebec includes three bedrooms and two bathrooms. It rests on a plot of 464.5 square meters including an original garage covered in wood and an above-ground swimming pool.

The heritage site of Village-Minier-de-Bourlamaque attempts to preserve the memory and built environment of Bourlamaque, this former industrial town, built – from 1934 – by the American company Teck-Hughes Gold Mines Limited, to house the first workers at its underground gold mine, known as Lamaque Gold Mines.

The working-class neighborhood which, for generations, welcomed thousands of workers today covers an area of ​​22 hectares, comprising 82 buildings of mainly residential use, characterized by the large-scale use of spruce logs.

The owner-seller purchased this home in July 2020, in the midst of the COVID-19 pandemic, from long-time owners for the sum of $320,000. Four years later, the latter put it up for sale for a sum of $429,000, or $109,000 or 34% more than the price she had paid.

A couple of buyers finally agreed to buy it for $420,000, slightly under the asking price. This sale was concluded before a notary on September 11, “without the legal guarantee of quality and at the risk of the buyer”.

On the last three-year assessment roll, this residence was given a value of $318,000. This was an increase of 12.77% from its previous valuation of $279,500.

For 2024, the property taxes for this house are $3,587.70. According to the deed of sale, signed before a notary on September 11, 2024, a transfer tax of $4,532.50, payable by the buyer to the municipality of Val-d’Or, was added to the acquisition price.
