The real estate market on the Côte d’Azur, regarding purchasing, is not necessarily accessible to all budgets. While some cities remain affordable, others like Nice, and offer expensive prices. So, it is sometimes easier to turn to rental.

When reading the Nice-​Press real estate barometerseveral trends emerge in this regard. The first being that, without too much surprise, the Alpes-​Maritimes department generally charges higher prices than its neighbor . The average is 18 euros per square meter per month in Maralpine territory. It is “only” 13 euros in the Var department.

, the most expensive city

On a case-by-case basis, we can also specify that Cannes is the most expensive municipality in which to rent (21 euros), ahead of Nice (19 euros), Cagnes-​sur-​Mer (18 euros) and Antibes (18 euros) . lowers the bill (14 euros), which is still as much as in Fréjus, the most expensive locality in the Var. Hyères (13 euros) and Toulon (12 euros) are, on the contrary, the cities displaying the least prohibitive amounts.

Another element to note is that it is also in the Var sector that prices have changed the least (+0.3%), well helped by Hyères. Compared to a year ago, the municipality saw its leases drop by 1.9%. In Toulon, the dynamic is fairly stable (+0.7%), while the increase is a little more marked in Fréjus (+2.1%).

In Nice and Grasse, rents are increasing sharply

On the other hand, in the Alpes-​Maritimes, the increases are much more significant. In the Baie des Anges, we are at +13.1%, Grasse saw an increase of 10.5% and Cannes +8.5%. The increase is less strong in Cagnes-​sur-​Mer (+5.2%), but it is in Antibes that we have come closest to stability over the past year (+1.3%).

Among the other remarks to be made, we can finally indicate that it is generally the T2s which have experienced the greatest fluctuation in amounts, with an average of +6.1% over the last twelve months. The smallest apartments (T1) and the largest (T3 and +) gained 1.7% and 1.75%. But here again, disparities can be identified depending on the area searched.
