Real estate: a 3.1% price increase in Namur during the last quarter, according to Immoweb

The report highlights two major trends at the macroeconomic level.

First of all, he underlines that the successive reductions in the key rates of the European Central Bank (ECB), having led to a reduction in the interest rates on mortgage loans, have enabled Belgian households to regain, on average, 6 m² of real estate purchasing power this year. “This is equivalent to a third of the 18 m² of real estate purchasing power lost between the start of 2022 and the end of 2023”specifies Immoweb in a press release.

And this, despite the other major trend, the increase in prices. In the third quarter, at the national level, this was +0.9%, similar to the progression observed in the second quarter.

The average price per square meter nationally now stands at €2,325.

However, there are disparities between the different regions of the country. Flanders recorded the strongest progression (+1%), ahead of Brussels (+0.9%) and Wallonia (+0.7%).

In the province of Namur, this increase reached 1.8%. Of the 12 large cities in the country, Namur is the one which recorded the most significant growth: +3.1% this quarter. In detail, the price of apartments in Namur has increased by 2% over the last three months, with an average price per square meter of €2,855. House prices increased by 3.6%. The average price per square meter now stands at €2,057.

As a reminder, to develop these figures, Immoweb aggregates data extracted from real estate advertisements published on its site. The methodology is based on the sale price announced at the time of withdrawal of the advertisement, the property being considered sold.
