“Respond to the needs of the inhabitants with a sustainable and inclusive living environment”: what is this major project planned for the Banelsarrasin Banel barracks?

It is now official. The Renaissance of the Banel Castelsarrasin barracks is acted. The municipality adopted, during a municipal council this Thursday, January 23, a “requalification project” for the former military barracks.

Emblematic site of the city sub-prefecture, which has remained in wasteland since the departure of the 31st engineering regiment in the Marescot district between 2018 and 2019, the Banel barracks will be reborn from its ashes through the real estate promoter Kalilog.

1,159,000 euros per sale

On the occasion of the presentation of the project, the town hall of Castelsarrasin summoned all elected officials during an “exceptional” municipal council. After a few exchanges between the various political groups, the elected officials adopted by majority (six votes against and two abstentions) the deliberation on “the sale of the municipal plot to the Kalilog company”. The 14,825 m² municipal were sold for a net amount of 1,159,000 euros.

An act welcomed by the mayor, Jean-Philippe Bésiers, during an intervention: “It is an important file for the Castelsarrasinois and highlights an emblematic site of our city. We have a vision for this wasteland. »»

To do this, the municipality Castelsarrasinoise set its sights on the real estate developer Kalilog, after having launched a call for projects in October 2023. “The project presents the advantage of a suitable mixed programming, meeting the needs of the population and offering A quality urban integration, “explained the mayor when reading the deliberation, concluding the first part of the evening dedicated to the presentation” of the rehabilitation project “.

Housing, infrastructure …

Once the municipal council is completed, elected officials and other representatives of the town hall went to the Descazeaux space for a public meeting. Nearly a hundred citizens attended the presentation of the details of the project presented by the Kalilog company.

Emmanuelle Gonzalez, national director of the real estate developer, moved for the occasion in Castelsarrasin: “Through the transformation of the barracks, we meet the needs of the inhabitants while building a sustainable and inclusive living environment; in the heart of the city. »»

But what is it exactly? Nearly 160 dwellings (young workers, seniors, family, social, beguinage, for the army) will thus come out of the ground. The project provides various infrastructure: offices, commercial areas and health trade, considered essential for the inhabitants. Kalilog, a subsidiary of Kaufman and Broad, also spoke of an “environmental commitment” including depollution of the soil, a designing of half of the surfaces and the creation of sustainable spaces.

“For the moment, this is still a project being design,” says the client. Because the first shovels are scheduled for October 2026, with a delivery date between October 2028 and March 2029.
