The choice of location can have significant importance when purchasing real estate and, also within the same city, price variations can be more or less marked depending on the neighborhood. In the Grand Est, the city of Nancy enjoys a “dynamic” real estate market with a “wide range of properties adapted to all profiles”, according to the real estate advertising site Particulier à Particulier. The online platform has just revealed its ranking, district by district, of the price per square meter in the capital of the Dukes of Lorraine.
Broadly speaking, the average prices by type of property stand at 68,300 euros for a one-room apartment of 26 square meters, 106,600 euros for a two-room apartment of 45 square meters, 150,100 euros for a three-room apartment of 67 square meters and 194,700 euros for a four-room apartment of 91 square meters and more. Note that not all neighborhoods are listed in this ranking but only those deemed “the most attractive” by the online platform, of which there are four. The site also notes that the strong student presence in the city is “not without impact on the real estate market”, certain properties being, therefore, particularly sought after. This is the case for studios, two-room apartments and apartments suitable for sharing, particularly in areas close to university campuses and major schools.
In detail, the district located in first position in descending order of price is Beauregard-Boufflers-Buthegnemont, north of Nancy, with an average price per square meter set at 1,907 euros. In second position, we find the Stanislas-Meurthe sector, where you will have to pay on average 2,750 euros per square meter to afford a property in this particularly popular corner of the city. In third position, we find the Center Ville-Charles III district with a median price per square meter of 2,283 euros followed closely by the Poincaré-Foch-Anatole France district, in the immediate vicinity of the hypercenter and where the average price per square meter stands at 2,291 euros per square meter.
