Of the 11 largest French cities, only and have seen the median purchase price of a T3 increase over the past year, according to a study by the real estate advertising platform Bien'Ici. Elsewhere, prices are falling. , and are the three cities which have seen their median price decrease the most significantly.

Unlike buying, rental prices are soaring in 2024

Renting is a less attractive option than buying when it comes to T3s in 2024. Median rents have increased, often significantly, in the 11 cities identified by Bien'Ici. The prize for the increase in rents goes to Bordeaux, with an increase of more than 17% over one year (from October 2023 to October 2024), followed by Nice and Lyon, respectively up 12% and 10.5%. At the other end of the ranking, Strasbourg and Nantes are the least affected cities with increases not exceeding 2%.
