On a national scale, prices have changed little compared to the first quarter of 2023, according to these statistics compiled from sales deeds registered with the FPS Finances.

In the south of the country, the median price of a house with two or three facades (178,000 euros) and that of an apartment (175,000 euros) remain close to each other. The Flemish market has seen very little change, with the four-façade house remaining stable at 415,000 euros. It’s a little more lively in Brussels where the same property is estimated at 1.1 million euros, thus returning to a level close to the 1.2 million for the first quarter of 2022. The price of an apartment in the Capital Region increases by 2.4% on an annual basis, to 260,000 euros.

The five most expensive municipalities in the Kingdom for a house are all located in Flanders (Knokke, Crainhem, Lathem-Saint-Martin, Wezembeek and Rhode-Saint-Genèse). The first Walloon municipality comes in sixth position and it is still Lasne where you must plan a budget of 535,000 euros for a house.

We reverse the roles at the bottom of the table, Hainaut welcoming the municipalities where real estate is the most accessible. A house sells for 80,000 euros in Colfontaine. Then come Erquelinnes, Farciennes, Quaregnon and Frameries.

In Brussels, the most expensive municipalities for an apartment remain the two Woluwe and Ixelles and the most affordable are Anderlecht, Berchem and Ganshoren.
