The Botanica real estate project, from developer Covic, was officially launched this Thursday, November 7 in the historic Cloche d’Or district in Gasperich. Usually this is done during a foundation stone laying ceremony. This time, it’s a first tree, to highlight the “green” dimension of Botanica.
It was therefore at the foot of a Louisiana cypress that Vincent Beck, CEO of Codic, Lydie Polfer, mayor of Luxembourg, and Léon Gloden, Minister of the Interior, threw a few shovelfuls of earth. The tree is already 30 years old, but it can live ten times longer. Alone on the construction site, it will eventually be surrounded by 170 plant species, in a 2.1 hectare park.
Two years ago, Codic bought the land of the former Titanium logistics site, between Route d’Esch and Rue Guillaume J. Kroll. Right next to the Technopolis office complex, the A6 motorway, and close to the Stade de Luxembourg, the P+R Cloche d’Or and the tram terminus.
The “regeneration” work, with demolitions and earthworks, began in March 2023. “Those of the first construction phase will begin at the end of 2024, the first occupants will be welcomed in 2027,” indicates Vincent Beck . This first phase will include two office buildings, a hotel, an auditorium, a nursery and two restaurants.

But the entire Botanica project is much more colossal. It is divided into three phases, the last must be delivered in 2030. All authorizations and building permits have already been obtained.

Codic is investing more than 550 million euros in this project, including Comma already spoke to you at the end of September. The cost of construction alone is equivalent to 300 million euros.
This Thursday, November 7, the official and symbolic launch of Botanica above all allowed us to discover what this new Cloche d’Or island, designed by the SCAU architectural firms (France), will look like; Tetra Kayser Associés (Luxembourg) and JNC International (Belgium), the latter being in charge of the landscaping component. “Codic firmly believes in the value of the office as a growing asset. But the office must evolve and that is why we are developing Botanica. We are going to offer occupants experiences,” underlines Vincent Beck. With, therefore, a mix between work, leisure and social life whose ambition is “to bring employees back to offices” after the period of the covid-19 pandemic which saw teleworking explode and become anchored in habits of work.

For the CEO of Codic, this return to the office, already initiated by large companies in Luxembourg, involves a new working environment, comfortable, soothing, green. It highlights the ecological dimension of the project as a whole, of the constructions in particular: these will be mixed wood and low-carbon concrete structures.
“We support this project because it suits our city, which is in full development. We need quality offices and it is extremely important to design them in a way that makes people want to come to work and to the city,” continues Lydie Polfer, mayor of Luxembourg. Léon Gloden agrees, speaking of a “new philosophy” and insisting on the importance of “recreating suitable, sexy workplaces to attract young talents”.
So here we go for six years of work in total, with the first buds from Botanica expected for the first quarter of 2027.
