At the heart of the plateau, where research institutes and major schools (CEA, Paris-Saclay University, Ecole Polytechnique, HEC, etc.) are located, the city looks gloomy in terms of real estate. “Sellers are getting impatient because buyers are becoming rare”, notes Armand Caillet, from the Safti agency. They prefer to settle in Saint-Aubin, Igny or Bièvres. The metro project for line 18 of the Grand Paris Express could, however, revive the market. Its first section (Massy-Palaiseau to CEA Saint-Aubin) should be put into service in 2026, the second (Massy-Palaiseau to Orly Airport) in 2027 and the CEA Saint-Aubin to Versailles Chantiers link, on the horizon 2030.
In the meantime, MeilleursAgents reports a price correction of 6.8% over one year (10.6% over two years). Today, to sell, the property must be without defects and at the right price. Not easy to find. However, the offer abounds. « Our stock has doubled compared to a normal year, adds Alexandre Temporelli, of the Grand Paris Immobilier agency. Buyers are waiting and waiting, except when they need to find accommodation. » The apartments are few in number. One of them, recent, of 55 m², has just sold for 277,000 euros. On the house side, a buyer offered 119 m² and 300 m² of garden for 520,000 euros.
