Led by the company Inovy, this 6,390 square meter project, located in the Essarts area, promises to redefine the work space by integrating ecological, aesthetic and functional aspects. By the end of 2025, Inovy will invest 7 million euros to build this unique concept, intended to meet the new needs of companies and their employees. This model will then be duplicated in other territories, with a first project planned in Genilac.
A modern and accessible business park concept
The Inovy Park project aims to be a versatile location to meet the multiple needs of businesses. Planned along the RD1082, a few minutes from the airport and easily accessible by different modes of transport (train, car, and plane), this park was designed to promote mobility and flexibility. “This new concept was designed to meet the modern challenges of businesses. It will offer optimal accessibility, whether by road or via the neighboring airport, and will be visible from RM12, used every day by 20,000 vehicles,” explains Jérôme Nuiry, CEO of Inovy.
The park will include 18 lots, offering modular surfaces between 300 and 1,400 square meters, for a total of 6,390 square meters. The buildings will be designed to adapt to multiple configurations: showrooms, workshops, offices, with the possibility of adding mezzanines and adapting the spaces to changing needs. This flexibility will allow companies to evolve their premises according to their activities, thus strengthening the sustainability of the park.
Modern and environmentally friendly infrastructure
Inovy is committed to integrating an environmental approach at the heart of this project. The land, previously occupied by buildings from the 1970s acquired from the Desjoyaux company, will be redeveloped. “We don’t want to just concrete the site. Particular attention will be paid to the environment, with 15% of the surface area dedicated to vegetation,” explains Jérôme Nuiry. Green spaces and landscaping will help create a pleasant working environment, surrounded by leisure and catering areas.
In addition, Inovy plans to install infrastructure enabling the use of renewable energy, with the possibility for companies to install photovoltaic panels on roofs. This energy flexibility can be implemented immediately or later, depending on the needs of the occupants.
Local commitment and sustainable investment
The Inovy Park project represents a significant investment for Inovy, which has chosen to collaborate exclusively with local SMEs for the construction and development of the park. This choice responds to a desire to support the regional economy and to surround itself with committed partners. “As a local actor, we have a responsibility towards our region. This involves particular expectations and pressures, but it also strengthens our determination to succeed,” says Jérôme Nuiry.
The park will offer acquisition or rental solutions adapted to businesses, with personalized support that may include moving management. Furthermore, the layout of the site was designed to minimize the impact on local traffic. A specific service will allow users to access the park without interrupting the main traffic flow, with the possibility of easily reaching the roundabouts at the ends of the road to avoid slowdowns.
A reproducible model for other territories
Building on this first project in Andrézieux-Bouthéon, Inovy aims to deploy this concept in other regions. “The Essarts park will serve as a model for future Inovy Parks,” announces Jérôme Nuiry. The next step will be the creation of a new park in Genilac, which will integrate the same standards of modularity, durability, and adaptability to the needs of businesses.
