Good news for future owners: the price of old real estate is falling in Île-de-France. In fact, on average in Île-de-France in 2024 it takes €3,490/m2 for a house either a drop of 6.2% over one year. The average acquisition amount is €357,778 for an average surface area of 105.3 m2.
For an apartment, we are at €4,332 per square meter, i.e. a drop of 4.6% over one year for an average acquisition amount of €235,859 and an average surface area of 56.4 m2.
Century 21 also notes that the average duration of credit real estate is 21.8 years for an average purchase area of 112.8 m2 for a house and 57.3 m2 for an apartment.
WhatThis is the profile of these buyers ?
The majority of buyers are aged 30 to 40 (24.1%). But young people under 30 are well represented (20.2%). 40-50 year olds will make up 18.9% of buyers in 2024. It should be noted that retirees remain active in property acquisition In fact, they represent 19.8% of transactions in 2024.
As for the socio-professional category of buyers, the study reports that employees and workers are the most represented with almost a third (33.2%) real estate purchases. They are followed by middle managers (26.1%) and senior managers and liberal professions (16.6%).
Concerning their financing choices, the majority of buyers are moving towards a primary residence (66%) but also making rental investments (25.6%). “This demonstrates the preference of the French for real estate investment rather than in other supports such as the Livret A, at a time when a drop in its remuneration is predicted” confides Charles Marikanis, president of Century 21, to Capital.
