“Our work is bearing fruit,” rejoices François Lefebvre. The town planning deputy of the City of Dieppe (Seine-Maritime) had the opportunity to address the subject of furnished tourist rentals type Airbnb.
It has been almost a year since the municipality decided to regulate these short-term rentals. They were beginning to explode in the Dieppe region, which led to an increasingly weak long-term rental supply.
So obviously, the deputy is delighted to see the ex-Biomarine project come to fruition: “The Biomarine is one of the links to offer a tourist welcome different from the Airbnb. This concept is a bit similar to what we find in winter sports resorts. We are in favor of it, because it allows us to have a supply of housing to accommodate families without causing harm to traditional housing,” he explains.
Across Dieppe, just over 700 furnished tourist accommodations have been identified by the City. With the application of quotas, owners had to comply. Thus, some have decided to switch to traditional rental or furnished accommodation for mobile employees. Others have put their property up for sale. “What we feel is that the creation of furnished accommodation has declined significantly, there are much fewer new offers.”
An assessment to be established at the beginning of 2025
Banks have been made aware of the decision taken by the City. Thus, potential investors are informed of this new regulation.
If 2024 was the year of compliance for owners, in 2025, the City will be able to fine those who are not legal. At the start of the year, she will have the opportunity to take stock of Airbnb-type rentals. “When we have frozen the situation, we will be able to allow applicants to offer furnished rentals,” continues François Lefebvre.
For the moment, a reflection is being carried out to see if the municipality is relying solely on the waiting list put in place, or if it will focus on allocation criteria…
For this, she will be able to count on concierge services as well as real estate agencies who will help her carry out all this work.
