Prices are falling in the 13th arrondissement of Paris, by 1.7% on average over one year as of November 1, 2024. “Over the last few months, what has mainly been sold ranges from studios to small 3-room apartments”confirms Galith Sellam, manager of Frédélion Butte-aux-Cailles. After a decline over the past two years (-10% on average according to Meilleurs Agents), prices have stabilized at €8,491/m2 on average for an apartment, and €9,733/m2 for a house, with higher tarot cards in the Croulebarbe and Salpêtrière districts.

In upscale neighborhoods, often close to single-digit districts, however, they continue to exceed 10,000 euros per m². Within the heterogeneous XIIIethe cheapest on the left bank, three neighborhoods are particularly sought after: Croulebarbe, location for the nearby Vethe charming Butte-aux-Cailles and the modern quays of the Bibliothèque nationale de France François-Mitterrand.
In the almost new buildings on Avenue de France, you can go up to 12,000 euros per m²: the proof with this 73‑m², with parking and loggia, under offer at 870,000 euros, or 11,900 euros per m², or this luxurious 120‑m² on the eighth floor and its large terrace, sold for 1.5 million euros in cash, or 12,500 euros per m². “For an exceptional product, customers are ready to pay the price”assures Agnès Lopes, manager of L’Adresse Tolbiac, in charge of these two transactions.
In the 13thethe range can even be lower, as in Chinatown and Olympiades, where it is around 7,500 euros per m². “On Avenue d’Italie, I sold a 26 m² apartment for 195,000 euros for example. In the towers, we remain with prices varying from 7,000 to 7,500 euros per m², due to charges which can be high,” notes Nathalie Latour, director of the Orpi Montsouris agency. And if you head towards the gates of Ivry or Italy, more out of the way and less attractive, it is possible to find even cheaper apartments.
