Since the start of summer in Paris and the Paris region, the increase in prices of signed compromises has continued! Price analysis by Michel Mouillart based on figures from the latest LPI-iad Barometer.
Since the beginning of summer Paris and in Paris regione, the increase in the prices of the signed compromises continues. Certainly, this is usual, the rate of progression slowed down in August and September, but on a rolling quarterly level the increase remains notable: + 0.7% over three months (+ 0.7% for apartments and + 0.9% for houses) . OR €10,650/m2.
But although the price curve has inverted, the signed prices remain on a downward trend on a rolling annual level. Over one year, we note -5.7% on the signed prices, or €10,696/m2.
THE Parisian districts all followed the same dynamic, with greater price drops for example in the 2nd arrondissement (-11.9% or €9,395/m2), -8.7% in the 20th (or €8,146/m2 ) or -8.2% in the 16th arrondissement (i.e. €10,902/m2).
Note that the most expensive districts of the capital experienced a slightly smaller drop in their property prices: -3.3% in the 6th (€15,009/m2), – 2.7% in the 7th (€14,271/m2) or -5.1% in the 5th (12,213 €/m2).
We will have to wait several more months (probably spring 2025) for the price curve measured at rolling annual level to turn around.
In the metropolis of Grand Paris and over one year, real estate prices also fell rapidly: -5.9% for apartments in old buildings (€6,963/m2) and -7.6% for houses (€4,813/m2). And for good reason, despite a preference in demand for detached house always lively, difficulties accessing credit still weigh on household purchasing capacities.
Furthermore, the discount of the periphery remains unchanged, around 33%.
In Île-de-France more generally, the negotiation margins stand at 6.3% for apartments and 7.5% for houses.
