Director of the ERA Immobilier agency in Nemours, Rudy Duong, 41, has learned a lesson from his former professional life: success requires work, more work and rigor. “ Never give up”he explains.

When he chose to retrain in 2021 and open his agency with an associate, Alexandre Poisot, the market was already losing momentum. The real estate crisis is looming. He knows that he has no room for error like when he practiced Parkour, an extreme sport which consists of overcoming urban obstacles, and when he jumped between buildings. Do not make mistakes so as not to risk the irreparable.

To establish himself in a market in free fall, facing numerous real estate agencies well established in his city, he knows that he will have to give everything. A challenge that does not scare him since he is used to taking them up and surpassing himself.

A life before real estate

Rudy Duong discovered Parkour in 1998. From the age of 15, he trained very hard in Evry in Essonne, almost military training, to take as little risk as possible. “Zero risk does not exist but training allows you to control it”. This discipline led him to advertising and cinema where he continued filming, as a stuntman and actor. It turns in Suburbs 13 by Luc Besson in 2004, Don’t tell anyone by Guillaume Canet in 2006 and in Babylon AD with Vin Diesel, by Mathieu Kassovitz, in 2008.

At 23, this high-level athlete understands that he needs to acquire other strings to his bow to stand out.

He resumed his studies in sports and graphics at the Gobelins school, he launched his first company by creating a brand of clothing dedicated to Parkour called Traceur. He also teaches Parkour at the University of Evry. And finally turned to real estate. “Working, earning money and spending it is good, but I wanted to save. Have heritage. I first got into rental investing before making real estate my profession. »

The big leap in real estate

Then everything goes very quickly. After crossing paths with an agency director who shows him behind the scenes, Rudy, then a volunteer firefighter, decides, with his fire station buddy, to take the plunge. They follow training to obtain the professional T card, sign a franchise contract with ERA and opt for Nemours: a dynamic, attractive city, well served in terms of transport and which attracts Parisians.

« It was once again the big leap”he remembers, smiling and alluding to his favorite sport where he jumped buildings.

To understand his new profession, Rudy immersed himself as an observer in several agencies in the network which opened their doors to him.

Three years after opening and despite a complicated market, the ERA agency in Nemours, which has 4 people, has held up well. The signatures of compromises and sales follow one another. And she is recruiting sales agents.

Work, work and more work…

Rudy’s tip? Work, work and more work… To succeed, he relies on the values ​​he learned in Parkour: autonomy and perseverance. “Results come with effort. Vision is fundamental.”

And he adds: “ I knew that opening an agency in a difficult market would be an obstacle course. I was ready to work more than the others and that’s what I did !«

Rudy opens 6 days a week, especially Mondays when all his colleagues are closed that day. He also treats his clients like kings. For him, the agency’s image, reputation and service are 3 fundamental elements of success. And the satisfaction of its customers. “ When one of them pushes open the door of the agency it is as if they were entering a Palace. I offer him a +++ service.” For example, Rudy goes out of his way to bring projects to fruition, even if it means doing things that are not his responsibility. He also does not hesitate to travel miles to pick up a customer, sometimes even if it means picking them up at the foot of the plane.

“You can succeed in real estate during a crisis as long as you give yourself the means! »

Ultimately, he does not regret having opened in the middle of a crisis. “When the market relaxes, he jokes. The job will seem very easy to me. »
