The Daumesnil Hotel is a beautiful private hotel located in the hypercenter of Caen (Calvados). It was built in the 17th century on what was called at the time “the new Place Royale”, today's Place de la République, at numbers 23 and 25.
In December 2024, the City approved the sale of the premises it owned in this centuries-old buildinglisted as a Historic Monument since 1927.
An ideally located property
The whole belonging to the community consists of two partsseparated, located on either side of an interior courtyard of 431 m²:
It includes a building, facing rue Georges-Lebret and at the corner of Place de la République, with a surface area of around 575 m² on three levels. […] And another built building which has an area of around 230 m².
Without forgetting converted attics of approximately 90 m², other convertible attics of 70 m², and a small building of 90 m² on two levels with mezzanine. In short, this is what we call a very beautiful property, ideally located!
A sale at 2.03 million euros
These premises have been vacant since September 28, 2015, date on which the Ministry of Justice, which had installed the district court there, returned them to the City. It was the Beauregard company which won the jackpot, after a “battle” which pitted it against 12 competitors. The cost of the operation? 2.03 million euros!
The buyer wishes to develop a minimum of 19 apartments there, from T1 to T3, and office space.
The operator estimated the work at €3.3 million, excluding project management.
His project will naturally be submitted “to the appreciation of the Architect of Buildings of France and the curator of Historic Monuments”. Work could begin in November 2027, for delivery at the end of 2029.
