320 hectares of land reserves
L’former air basetwelve years after its closure decided by the State, now offers the astonishing face of a futuristic city in the middle of the fields : a 2×2 lane boulevard 3.5 km long, bordered by an uninterrupted line of warehouses.
By 2026, two new buildings (E and F) should be built. After approximately 385 million euros of workTHE 550 000 m2 SP authorized by the current building permit will then be achieved. It will then be time for owner of the premises, Castignaca real estate company created in 2020 by BT Immo Group and the Canadian investor Brookfield and specialized in logistics infrastructure, to sell the park in operation to investors.
And to initiate new work on the immense land reserve still available. Bought from the communities for 5 million euros ten years ago, the site has a total of 320 hectares. And new planning permission to build 400,000 m2 Warehouse SP is under investigation.
Along the Seine-Nord canalwhich is scheduled to come into service in 2030, the logistics park has some great… projects ahead of it. Especially since the construction technique for 6,000 m cells2 SP, in all concreteis now well established. The promoter Quartus (formerly ABCD) is currently renewing its confidence in the Ardennes construction company Urano.
Good local relations
What do you give? factory outletsonce mentioned, to revitalize the site? “ We postpone the ideaafter having discussed with the traders of Arras and Cambrai”, admits David Taieb, CEO of Castignac. The company is keen to integrate into the local fabric. There is no question of offending small traders and even less the communities, which have so far been very benevolent with E-Valley. Support which also contributes to the success of the logistics park with tenant companies.
David Taieb, CEO of Castignac, the company created in 2020 by BT-Immo Group and the Canadian investor Brookfield and owner of the site, during the inauguration of the last 222,000 m2 SP delivered. Only 24,000 m2 SP remain for rent
As for the construction of a takeoff base for drones in order to deliver goods throughout Europe, it is also put on hold. In search of savings since Covid-19, Airbus, initial partner, withdrew from a project which will also need the Seine-Nord canal to see the light of day. Not subject to regulations for flying over homes, the waterway could serve as a highway for flying objects.
