The new owner of the place does not come from far away. Christelle Brosselier is the mayor of the neighboring town of Mesnil-Roc'h (Ille-et-Vilaine). With several members of her family, she acquired the buildings of the former private school of Meillac and the patronage to transform them into an intergenerational residence.

“It’s a local project that makes sense”

The project leaders had this idea in mind for several years. “We were looking to invest in the region. We found this property by chance,” says Christelle Brosselier.

Affordable rents

The accommodation is intended for independent elderly people, young workers and young families, in a spirit of intergenerational living.

“Our goal is to offer affordable rents, but they will not be HLM,” specifies Christelle Brosselier.

The buildings are located in the heart of the town, close to services and shops with direct access on foot. “So that people can age close to home and can maintain social connections.”

A renovation-extension

Plans were drawn up by an architect to redistribute the volumes and preserve the character of these buildings dating from the 19th century.

Fourteen housing units are planned, from T1 to T3, with a surface area of ​​30 to 70 m². Each accommodation will be fitted out with a kitchen and bathroom. “We wanted to work on the existing building, renovate the entire building and make an extension into the courtyard. In terms of works, one of our priorities is the ecological approach, for example with the use of biosourced insulation materials. »

Objective 2026

Additional storage and laundry areas will be provided. A common room of approximately 50 m² is also intended as a so-called guest room. “We want this complex to be above all a place to live.”

The goal is for this project to see the light of day in 2026.

Looking for private investors

The project is estimated at 2 million euros for the renovation of the buildings and almost 3 million if an extension is carried out in the courtyard, in particular the creation of a small house.

“We approached the Résid'ens collective, a specialist in intergenerational solidarity housing, to ensure the legal and financial support of the project. A collective that has the same approach as us,” specifies the project leader.

To make it a reality, Résid'ens is looking for private investors, “to help fight against isolation and participate in Aging Well. Investing in the construction of intergenerational housing in the town center, in real estate with a strong societal impact, gives meaning to savings and in the real economy without speculative purposes. » Upon subscription, the investor will benefit from a tax reduction of 25% of the amount invested.
