La Défense: more than 250,000 m2 of offices finalize their restructuring

A dynamic is being initiated by the owners of office buildings in La Défense who are modernizing and restructuring certain aging assets to give them new attractiveness and put them back on the market. This movement, which has been underway for several years, is accelerating with the transformation of nearly 8% of the stock in 2024 and 2025. This fundamental trend responds to two major challenges: reducing GHGs through the transformation of existing assets and attracting tenants with very high quality buildings.

In Paris La Défense, the restructuring of obsolete buildings is proving its worth. This choice, chosen by a growing number of owners within the business district, contributes to the renewal of La Défense's real estate offering and the improvement of the environmental performance of its portfolio. “ In Paris La Défense, nearly a million square meters of offices are aging or obsolete. The modernization of these 250,000 m2 and their commercial success prove that there is an economic reality to the restructuring of old buildings. These operations have the dual advantage of substantially reducing the carbon footprint of the district while renewing our “prime” office offering, fully consistent with our ambition to make La Défense a post-carbon business district. », Explains Pierre-Yves Guice, general director of Paris La Défense. He adds: “ The dynamic initiated with the recent or future restructuring of Altiplano, Ariane, Lightwell and Hopen will create a renewed interest in the neighborhood's aging assets. The next step is to consider other uses for some of these buildings: residential, hotels, higher education, etc. These square meters are a real deposit to be developed. ».

A high quality real estate offer

The investments made make it possible to reposition old buildings at the same level of services as new buildings. This explains why companies are attracted, sometimes even before the work is completed. Thus, Altiplano (formerly Île-de- PB10 building) was largely pre-marketed to Enedis more than two years before its delivery and to Suez, more than a year before the end of the project.
Today, only 13% of its 57,000 m2 remains available for rental. Arkema has selected Lightwell (formerly Galilée PB15-PB16) from 2023, bringing the pre-let rate of its 35,000 m2 to more than 80%. The emblematic Aurore tower is attracting new tenants from various sectors thanks in particular to the creation of a services pavilion and a rooftop restaurant. This choice was also chosen for the Hopen Tower which, at a height of 150 m, will house the highest panoramic restaurant with a terrace in the area. Located at the top of an office tower, it will be the first establishment of its kind in the business district. The Ariane Tower, for its part, took up the double challenge of a renovation carried out on an occupied site while respecting its original heritage qualities: a real innovation which will, without a doubt, be emulated. This dynamic inspires owners of buildings in the process of becoming obsolescent. New restructurings will be launched soon. A positive sign at a time when the office must diversify its functions: companies are already positioning themselves to set up in these premises where work has not yet started…
