Real estate. How have prices evolved in your commune or district of Maine-et-?

The recovery of the real estate market in transactions is looming, rejoices the Transaction Observatory Guy Hoquet in its note of October 8 covering the January-September period. The number of properties put up for sale increased by 11.3% in one year in Pays de la . He also noticed an increase in the value of properties and the number of offers in and .

If interest rates have fallen significantly since the start of 2024, property prices have been more cautious. The fault, according to several sector experts, is a disconnection from the market. However, in Maine-et-Loire, the trend is also towards a decrease in both old apartments (-0.2%) and old houses (-2.5%) between July 2023 and June 2024 compared to to the previous year, according to ADNOV for the Chamber of Notaries of Anjou.

The most sought-after properties in the department (5,797 sales), old houses sold more in Angers than in other municipalities (478 sales). Prices have fallen overall (-7.6%) but not all neighborhoods are in the same boat. Thus, if Les Justices, Lac de Maine, Belle-Beille or La Fayette experienced a greater depreciation than the average, settling in Saint-Léonard Madeleine or Saint-Serge cost more. Mainly due to the scarcity of goods, analyzes François Guegen, deputy president of the interdepartmental chamber of notaries of Grand Anjou.

Bouchemaine costs more

In the rest of the department, it is in Bouchemaine that the median price is particularly high, standing at 416,500 euros (much higher than in the department at 195,000 euros), an increase of 15.6%. It must be said that in this town in the Angers agglomeration, sales mainly concern 6 rooms and more. On the other side of the scale, prices were lowest in Vezins: 110,000 euros for only 21 sales. The biggest price variations concern Lys-Haut-Layon (+18.6%) and Tiercé (-19.8%).

The new one is barely

Due in particular to the inflation of raw materials in construction, only 77 new houses were sold in the department, at a median price of 253,300 euros, a drop of 2.6%. Only in the South-West and Choletais sector have at least 20 sales been recorded.
