The number of properties put up for sale increased by 11.3% in one year in Pays de la Loire. He also noticed an increase in the value of properties and the number of offers in Angers and Cholet.
If interest rates have fallen significantly since the start of 2024, property prices have been more cautious. The fault, according to several sector experts, is a disconnection from the market. The most sought-after properties in the department (5,797 sales), old houses sold more in Angers than in other municipalities (478 sales). Prices have fallen overall (-7.6%) but not all neighborhoods are in the same boat. Thus, if Les Justices, Lac de Maine, Belle-Beille or La Fayette experienced a greater depreciation than the average, settling in Saint-Léonard Madeleine or Saint-Serge cost more. Bouchemaine costs more

It must be said that in this town in the Angers agglomeration, sales mainly concern 6 rooms and more. On the other side of the scale, prices were lowest in Vezins: 110,000 euros for only 21 sales. The biggest price variations concern Lys-Haut-Layon (+18.6%) and Tiercé (-19.8%).
The new one is barely
Due in particular to the inflation of raw materials in construction, only 77 new houses were sold in the department, at a median price of 253,300 euros, a drop of 2.6%. Only in the South-West and Choletais sector have at least 20 sales been recorded.
693 new apartments were sold in the department, at a median price of 4,020 euros per m² (-4.7%). Mainly in Angers where 338 found buyers for 4,390 euros per m² (-4.3%).
