A future industrial park is taking shape in Saint-Pie

More specifically, the Ministry of Municipal Affairs and Housing of Quebec (MAMH) has given its approval for the implementation of a vast industrial development project which will be carried out by the promoter Les Constructions Loiselle de Saint-Hyacinthe, new owner of the site.

This future industrial park with an area of three million square feet (nearly 28 hectares) will neighbor the vast Sanair motor sports complex.

The mayor of Saint-Pie, Mario St-Pierre, says he is very happy with the economic prospects brought by this future industrial park.

“Les Constructions Loiselle and the Saint-Hyacinthe Technopole organization had requests from manufacturers for large areas in Saint-Pie,” reveals Mr. St-Pierre, in an interview with The Voice of the East.

In fact, Les Constructions Loiselle will carry out the infrastructure and offer land to companies interested in coming to settle in Saint-Pie.

“This strategic development, located in the heart of the MRC des Maskoutains, will transform the local economic landscape. It offers an exceptional opportunity for the establishment of new businesses and industries, thus creating numerous jobs and stimulating economic growth in the region,” we can read in the press release issued by Saint-Hyacinthe Technopole. This organization has the mandate of developing the industrial, commercial and tourist sectors in the greater Saint-Hyacinthe region.

Originally intended for Exceldor

The site which will become an industrial park was initially zoned recreational tourism. “We had this land on hand to initially accommodate the agri-food company Exceldor which ultimately did not want to come to Saint-Pie,” mentions Mayor St-Pierre.

“The land on which Camping St-Pie is located will be part of the new site. This is already zoned for industrial use,” explains Hatim Oualhadj, director of business development at Les Constructions Loiselle. The other portion, partly wooded, is in co-ownership and involves the former owner of the land Normand Viau and the developer.

Due to the presence of wetlands, the land in question was subjected to an environmental characterization which consists of carrying out soil tests. The proponent has various reports, including biological and geotechnical characterizations, allowing us to move forward.

According to Mr. Oualhadj’s estimates, the first companies will be able to set up in this new industrial park from spring 2025.

A creation by Guy Lacasse

Guy Lacasse, co-founder of Groupe Lacasse de Saint-Pie, a company specializing in the design and manufacturing of office furniture, is at the origin of the current industrial park which has around 25 companies.

“I wanted to create an industrial cluster – industrial spin-off -, that is to say that several of our company’s suppliers would be established nearby. It was a success all round. Over time, other manufacturing companies have chosen Saint-Pie to set up operations, such as Quéfer or Tuba,” Guy Lacasse told us a few months ago during a visit to the Groupe Lacasse facilities.

At the time of publishing this report, Saint-Hyacinthe Technopole was not able to grant us an interview on the subject.
