A case that has an air of déjà vu. Since February, the owner of an apartment located in the 8th arrondissement of Paris has been going through an ordeal. The man who rents his accommodation has been renting out the property for months, completely illegally. The pot of roses discovered, the latter now refuses to pay the rent.

The individual in question is not unknown, since it is the son of Samy Bramialias Samy la Belette, slumlord convicted a year ago in Seine-Saint-Denis. During the summer of 2023, another owner from the 8th arrondissement was the victim of the same scam, also orchestrated by the shady family.

The apartment sublet for more than 400 euros per night

In both cases, an impeccable tenant file with incredible income and deposits beyond any suspicion. However, everything is bogus. This time, it was Alcina, 63, who opened the doors to her apartment, located rue François 1ᵉʳ in the heart of the Parisian golden triangle, to the weasel clan. “At first everything was going well, then the guard explained to my mother that there were a lot of people coming and going with suitcases,” says the victim’s daughter.

Finally, the masks fall after several months. The owner, who came unexpectedly, comes across tourists staying in the apartment. After browsing the furnished rental sites, she discovered her property on the booking.com site. Presented as luxury accommodation, the apartment is available for just under 500 euros per night! “The site never responded to our emails to remove the ad,” laments Alcina’s daughter.

Unpaid rent since May

It was the start of a long standoff between the crooked tenant and the owner who filed a complaint. In a few months, Alcina manages to stop illegal sublettingbut in retaliation, Samy the weasel’s son simply stops paying his rent starting in May. “We can’t even get to the apartment. He brought an acquaintance of his into the home who had a threatening attitude,” the victim’s daughter tells us.

Since then, the situation has remained frozen. A summons for judicial termination was filed by the victim. On October 1, 2024, a hearing was held at the Paris court: “Mr. Brami simply did not show up. The judge must make his decision at the end of November. I asked that the winter break be ignored, given the bad faith of the tenant,” he told us. Me Diane Visinetrepresenting the owner of the squatted property.

A deficiency at the agency level?

This situation would unfortunately be quite common in the world of Parisian real estate. “After last year’s affair, I was called several times by people claiming to be victims,” reveals to us Me Aurelia Moracchini, lawyer for the first victim.

According to the latter, the ease with which the crooked tenant manages to break into the apartments is linked to deficiencies at agency level: “Some do not do the necessary work of verifying the file. Although Mr. Brami’s is unblemished on first reading, it is quite easy to verify via the internet that many elements are false. When contacted, the Alcina agency did not wish to respond to our requests.
