This entry of city center of Loudéac (Côtes-d’Armor) is preparing to change face.

The transformation of the old wasteland yellow (formerly Connexion), left vacant for more than 10 years, began at the end of 2024.

We are talking about the long building located at the bottom intersection of the rue de Pontivy a you boulevard Victor-Etienne (not the old Netto part).

By summer 2025, the building 600 m2 will welcome the store Optic 2000with news commercial cells for rent.

Traders in Loudéac for 33 years

Loudéaciens owe this transformation to Thierry Remin. A well-known trader among the locals, he has been working on this project for a year and a half.

“It was the sequence of several things that made us decide to transfer Optic 2000 magazine of the Notre-Dame Street here,” says the entrepreneur who has been established since 33 ans in Loudéac.

“Exactly, since the 1is October 1991, it was a Tuesday,” smiles Thierry Remin, who at the time was taking over the existing store, located at the top of rue Bigrel.

Two or three other cells

“Our services are evolving, and so are our stores. The question therefore arose whether to renovate the store or take the opportunity to transfer it, with a similar project cost,” explains Thierry Remin.

On the left part of the new building, we will therefore install our optical store. It will create a hub with the Audio store on rue de Pontivy, with a link between the two buildings.

It should therefore occupy nearly 200 m2of this old woman rehabilitated wasteland of 600 m2. The rest will be divided into several commercial cells for rent.

Twice 90 m2 and once 140 m2. Afterwards, everything will depend on requests. We can also imagine bringing certain cells together.”

The oldest will remember the last old ones who occupied these places over the last decades: Connexionthen before that Shop-Div, Suma and a garage automobile.

In a few months

The asbestos roof has just been removed, and a new one will be installed in the coming weeks.

We should start fitting out the cells in March, for an ideal opening before summer, or at the latest at the start of the school year in September 2025.

Another specificity of the project: solar panels on the roof, to cover a large part of the energy consumption.

What will happen to the premises on rue Notre-Dame? “We are going to try to sell it,” replies Thierry Remin.

A parking lot with 30 spaces

There is no doubt that this project will bring new dynamism to this artery of the town. Enough to also meet the need for medium-sized commercial premises.
Thierry Remin will take the opportunity to renovate the existing parking lot which belongs to him entirely but which can be used by the general public. “We will have 30 places, with ten trees planted,” he specifies.
Last black spot in this sector: the former Netto premises. After long months to trace the owner, the building could soon find a buyer. To be continued.
