12 social housing units and a commercial unit are planned for Saint-Lyphard (Loire-Atlantique)at 8, rue de Bretagne, on the location of the building and land of 1010 m², purchased by the municipality in 2021, for €300,000.
She had entrusted the carrying of it to the public land establishment (EPF).
The public was invited to this discovery of the project, delivery of which is scheduled for early 2027.
The architect Nicolas Pineau, from the Apparel agency, Franck Gourdel, from New Offers in Silene, social landlord and Laure Bunel, responsible for the operation, revealed the details.
Priority to Lyphardais
It is ideally located at a crossroads, in the heart of the town, opposite the pharmacy, in a dynamic area, with many shops and cultural spaces very close by.
“Priority for occupancy of these rental accommodations will be given to Lyphardais. It is to bring our seniors who are far away from the town and who wish to do so, with three accommodations reserved for them. And also to keep young households in the town,” underlines the mayor, Claude Bodet.
“In detail, there will be 4 T2s from 46 to 51 m², 6 T3s, from 63 to 69 m² and two T4s, from 78 m². Rental rates are expected to range from €350 to €550 monthly. The commercial unit will be on the ground floor rue de Bretagne,” explains Franck Gourdel.
He indicates that this is the first Silene project in the Lyphardaise commune.
The current building will be demolished to make way for a new construction and a second building will be built on the same plot, rue du Vignonnet.
These buildings will have a quality of thermal insulation above standards and photovoltaic electricity production and heat pumps.
The building permit will be submitted in December 2024.
Demolition work will be carried out in the first half of 2025 and construction will begin at the start of the 2025 school year, to welcome residents, at the start of 2027.
Fifteen car parking spaces and 24 bicycle parking spaces are planned. It is not currently being marketed, but interested people can contact the town hall, at the CCAS.
“We are doing everything possible, but we are only at 8% social housing in the municipality, while we are asked for 25% with the SRU law. Fortunately, we are exempt from sanctions for three years, because we do not have public transport to the employment area. The fine would be very expensive for the municipality which has few resources,” underlines the mayor.
