A subsidiary of Spie Batignolles, Bâtir Ingénierie was selected by the industrialist Stéarinerie Dubois to build its new laboratories on its Ciron site, in Indre, cradle of this family group which manufactures esters (fatty substances) used in manufacturing cosmetic, food, pharmaceutical and industrial products.

Very technical, this project required in-depth reflection upstream of the work, in order to best meet the needs of users. For greater efficiency, the Bâtir France Ingénierie teams worked in BIM on a core of unique data, with interoperability of the software used which allows the project to be adapted in real time. “We permanently have a digital twin of the building which guided us in our decisions on economic aspects, carbon accounting or the intrinsic behavior of the building. And we then integrated the execution plans of the companies, electricians, plumbers, etc. », explains the general director of Bâtir France Ingénierie, Guillaume Daoulas.

Digital twin. This equipment, deployed on three levels, includes an R&D laboratory of 550 m2 equipped with 12 fume hoods (ventilated enclosures which suck in ambient air) and a quality control laboratory of 650 m2 equipped with a chromatograph (instrument of analysis) which gives off a lot of heat, all of which must operate at a regulated temperature between 19 and 22°C. Heating and cooling are provided by a reversible heat pump, and air quality in the laboratories is provided by two single-flow air handling units. The building was designed using a classic post-beam concrete structure. The slope of the land was used to create a basement level which will accommodate technical rooms and parking.

The architect, Pablo Palomino, also worked on the integration of the project into the environment, near the Brenne natural park, with facades that will alternate a bluish gray and tones of green. Launched at the end of 2023, the project must be delivered in the summer of 2025.
