Vendée Habitat wants to give a boost to Real and Solidarity Lease (BRS) in Vendée.

Valentin Josse, administrator of Vendée Habitat, alongside Isabelle Rivière, president of Vendée Habitat, and Christine Rambaud-Bossard, president Adil Vendée and vice-president of Vendée Habitat, presents a positive assessment of the first real and joint lease housing projects on the department.

Newly approved Solidarity Land Organization (OFS), Vendée Habitat can and intends to develop the BRS in Vendée.

Valentin Josse recalls that the BRS is a home ownership scheme which dissociates buildings from land.

Between 20 and 50% cheaper than the market price

Indeed, the buyer acquires their home and becomes a tenant of the landproperty of Vendée solidarity land.

There formula thus promoting access to property at an “affordable” price for the department’s assets, with “a purchase price reduced by 20 to 50% compared to the market price”.

Furthermore, depending on the community, buyers can obtain a property tax abatement. The system is reserved for buyers who occupy the accommodation as their main residence and who respect the resource ceilings in force.

91 housing units marketed

For Vendée, 91 BRS housing units were marketed212 are to come, for a total of 348 since the implementation of the system in 2019.

More established in the coastal sector, Les Sables-d’Olonne and Saint-Gilles-Croix-de-Vie up to and including Challans, as well as in La Roche-sur-Yon (with fifteen completed and 68 planned), the system is intended to “conquer the territories of Herbiers, Montaigu and Aizenay, in particular”.

Meetings to advise households

Adil 85 offers meetings ahead of the project through offices in the area. Christine Rambaud-Bossard notes that currently four out of ten loans are refused.

The Joint Real Lease system allows access to property for Vendée assets.

Isabelle Rivière recalls Vendée’s attachment to property, which represents 72% of the territory, and invites interested people to follow the current program.
