Are the prices of character houses defined by a geographical area?

” Of course. Prices vary depending on the city or region. The Drôme and the Ardèche are not a leading geographical area, and the prices are not comparable with those practiced in the two Savoies, in Paris, on the Côte d’Azur or in the Landes. In Paris in particular, there are hyper-luxury neighborhoods and housing aimed at rich, often foreign investors. The price of these goods can go beyond 3 million euros. Here, we have some very luxurious residences, but this remains marginal. »

“Leave nothing to chance”

How can we describe the customers who are attracted to Drôme and Ardèche?

“It’s not a super-rich clientele. The people who come to us are part of the wealthy, even very wealthy, social class. Very often, to settle here, they sell their property to be able to buy another. Ardèche is worth it, that’s what the elders say. Indeed, in this department, the roads are not easy, it is sometimes complicated to pass another vehicle. On the other hand, we come across goats and deer there. Also, we can say that the clientele has chosen to live in a rural environment to be connected with nature. »

What advice can you give to those who want to sell a character house?

“Today, estimating an apartment or a house in a subdivision is easy by going online. But it is more complicated for an exceptional house, because many things are not quantifiable, notably the view, the tranquility, the location… We cannot simply apply ratios per m². It is better to contact a real estate agent who has knowledge of the market. And estimating the price of a house is our job. Nothing will be left to chance. »
