A timid recovery? According to the online estimation site Efficity, the Île-de-France real estate market is starting to regain some color after “a difficult period”. While prices are falling less and less in Seine-Saint-Denis and have stabilized in five districts of Paris in August 2024, what about the Hauts-de-Seine department?
Prices still falling
The recovery does not yet seem to be reflected in a rise in prices. With -1.5% in Boulogne-Billancourt, -2.2% in Asnières-sur-Seine and 2.5% in Nanterre, the three towns of Hauts-de-Seine are still in a downtrendaccording to figures published at the end of September by Efficity.
More generally, the price per m² of an apartment in the department increased from 6,763 euros in September 2020 to 6,405 euros in September 2024. As for houses, the amount per m² is now 6,352 euros while it was 6,780 euros in 2020.
On a regional scale, however, the indicators “presage a price rise in the last quarter of 2024 and in 2025, potentially marking the end of a downward cycle in Île-de-France,” predicts the real estate estimator.
