Find out the real estate prices in Calais as of September 1, 2024

The rise in property prices in Calais continues over a year. They now reach 1,846 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.

Calais real estate is up over a year. The average price is therefore 1,846 euros per square meter in September (prices displayed in advertisements before negotiations), according to figures from our partner Bien’Ici*. Over a month, prices are down slightly (-0.4%) and, over a year, they are up 6.6%.

On the rental side, prices are increasing over a month. Thus, the average price of a rental comes to 17.1 euros per square meter. For a studio, it will cost an average of 419 euros per month and for a 3-room apartment 765 euros.

The population trend is downward. According to INSEE, the city had 67,544 inhabitants in 2020, compared to 76,402 in 2014 and 74,336 in 2009 (i.e. -9.1% since 2009). People without professional activity are the most represented socio-professional category (25.2% of the population aged 15 or over). Next come retirees (24.7%), employees (18.5%) and then workers (15.1%).

The least common socio-professional category in Calais is farmers (0.1% of the population), followed by craftsmen, traders, business leaders (2%), executives and higher intellectual professions (3.6%) and intermediate professions (10.7%).

The number of primary residences has been generally stable in recent years (31,830 in 2020, compared to 31,619 in 2009). The number of secondary residences and occasional accommodation is increasing: there were 456 in 2009, there are now 711. Vacant accommodation has also increased significantly, from 2,746 in 2009 to 3,809 in 2020.
