Find out the real estate prices in Marseille as of September 1, 2024

The Marseille real estate market is declining. The price per square meter has reached 3,969 euros, according to the exclusive Bien’Ici barometer for BFM Immo.

Real estate prices continue to fall in the Phocaean city. The average price now stands at 3,969 euros per m² in September (prices displayed in advertisements before negotiations), according to figures from our partner Bien’Ici*. Over a month, prices have fallen by 0.9% and, over a year, they have dropped by 2%.

On the rental side, prices are on the rise. Thus, the average price of a rental comes to 21.1 euros per m2. For a studio, it will cost on average 560 euros per month and for a 3-room apartment 982 euros.

If prices are rising in Marseille, so is the population. Thus, according to INSEE statistics, the population increased from 850,602 in 2009 to 870,321 in 2020. Other people without professional activity constitute the largest socio-professional category with 181,456 people, followed by retirees with 167,281 people. Farmers are the least represented category (181 people) with craftsmen, traders, business leaders (22,908 people).

Marseille had 405,641 main residences in 2020, compared to 376,911 in 2009. Secondary residences and vacation homes have also increased significantly, with 7,196 and 29,701 respectively in 2009, compared to 14,916 and 37,475 in 2020.
