Discover real estate prices in Nantes as of September 1, 2024

Prices are falling in Nantes. They now reach 4,144 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.

Real estate in Nantes is trending downwards. The average price has now reached 4,144 euros per m² in September (prices displayed in advertisements before negotiations), according to figures from our partner Bien’Ici*. Over a month, prices have fallen by 1% and, over a year, they have fallen by 5.2%.

On the rental side, prices are still increasing slightly. Thus, the average rental price comes to 19.8 euros per m2. For a studio, you will need to pay an average of 513 euros per month and for a 3-room apartment 900 euros.

The city’s demographics are growing. The population increased from 282,047 people in 2009 to 320,732 people in 2020, according to INSEE. “Other people without professional activity” is the most numerous socio-professional activity with 58,294 people. Followed by executives (49,558 people) and retirees (49,451 people). In addition to farmers (57 people), the least numerous are craftsmen (7,740 people) and workers (21,713 people).

The number of primary residences, secondary residences and vacant dwellings increased from 144,406 dwellings in 2009, 3,915 dwellings and 9,461 dwellings, to 168,720 dwellings, 8,630 dwellings and 11,070 dwellings respectively.
