Real estate prices are stabilizing in Nice. They now reach 6,646 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.
Nice real estate prices are still increasing over a year. Thus, the average price (displayed in the advertisements before negotiation) now reaches 6,646 euros per m² in September, according to figures from our partner Bien’Ici*. Over a month, prices are down by 1.9% and they have increased by 3.7% over a year.
On the rental side, prices are increasing. Thus, the average rental price is 27 euros per m2. For a studio, you will need to pay an average of 690 euros per month and for a 3-room apartment 1,300 euros.
The population of Nice is growing slowly. It went from 340,735 inhabitants in 2009 to 343,477 in 2020. The most present socio-professional category is retirees (81,502 people) and the least present – apart from farmers (153 people) – is craftsmen, traders, business leaders with 11,497 people.
The number of primary residences has increased slightly. It rose from 163,859 in 2009 to 168,935 in 2020. On the other hand, secondary residences have increased significantly, from 19,543 in 2009 to 32,106 in 2020. There were 27,444 vacant dwellings in 2009 compared to 32,784 in 2020.
