Find out the real estate prices in Toulouse as of September 1, 2024

Real estate is falling in Toulouse. Prices have now reached 3,984 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.

Toulouse real estate is declining. Thus, the average price has now reached 3,984 euros per m² in September (price displayed in advertisements before negotiations), according to figures from our partner Bien’Ici*. Over one month, prices are up 0.3% but they have decreased by 2.5% over one year.

On the rental side, prices are increasing. Thus, the average rental price comes to 18.7 euros per m2. For a studio, you will need to pay an average of 530 euros per month and for a 3-room apartment 848 euros.

Demographics are progressing in Toulouse. The city’s population increased from 440,204 people in 2009 to 498,003 people in 2020, according to INSEE. Other people without professional activity is the largest socio-professional category (105,586 people), followed by executives and higher intellectual professions (77,873 people) and intermediate professions (67,245 people). Obviously, there are few farmers (167 people). As well as craftsmen, traders, business leaders (12,075 people).

The number of primary residences is on the rise, going from 232,773 in 2009 to 270,267 in 2020. As are secondary residences (4,474 in 2009 compared to 11,706 in 2020) and vacant housing (18,260 in 2009 compared to 24,809 in 2020).
