Find out the real estate prices in Rouen as of September 1, 2024

Real estate prices are stable in Rouen. They now reach 2,937 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.

Rouen real estate is stabilizing and the average price has now reached 2,937 euros per m² in September (price displayed in advertisements before negotiation), according to figures from our partner Bien’Ici*. Over a month, prices have fallen by 1% and, over a year, they are stable at -0.1%.

On the rental side, prices are showing a decrease. Thus, the average price of a rental comes to 17.9 euros per m2. For a studio, it will be necessary to count on an average of 450 euros per month and for a 3-room apartment 777 euros.

In Rouen, the population has been increasing in recent years. According to INSEE, the city had 114,187 inhabitants in 2020, compared to 110,618 in 2014 and 110,688 in 2009 (i.e. +3.2% since 2009). People without professional activity form the most represented socio-professional category (26.4% of the population aged 15 or over). Next come retirees (18.2%), intermediate professions (15.9%), executives and higher intellectual professions (14.7%) and employees (14.5%).

The least common socio-professional category in Rouen is farmers (0.1% of the population), followed by artisans, traders, business leaders (2.3%) and then workers (7.9%).

The number of primary residences has been increasing overall in recent years (65,300 in 2020, compared to 60,271 in 2009). The number of secondary residences and occasional accommodation is also increasing: there were 1,202 in 2009, and now there are 1,968. Vacant housing is also increasing, from 6,085 in 2009 to 7,415 in 2020.
