Find out the real estate prices in Grenoble as of September 1, 2024

Real estate prices are falling in Grenoble. They now reach 2,866 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.

Grenoble real estate has been marking time over a month and the average price has now reached 2,866 euros per m² in September (price displayed in advertisements before negotiation), according to figures from our partner Bien’Ici*. Over a month, prices have fallen by 1.7% and, over a year, they have fallen by 4.8%.

On the rental side, prices are slightly down. Thus, the average rental price comes to 16.9 euros per m2. For a studio, you will need to pay an average of 465 euros per month and for a 3-room apartment 829 euros.

In Grenoble, the population has been growing in recent years. According to INSEE, the city had 158,240 inhabitants in 2020, compared to 160,779 in 2014 and 155,632 in 2009 (i.e. +1.7% since 2009). People without professional activity form the most represented socio-professional category (25.3% of the population aged 15 or over). Next come retirees (18.4%), executives and higher intellectual professions (17.4%), intermediate professions (14.9%) and employees (14.1%).

The least common socio-professional category in Grenoble is farmers (0.0% of the population), followed by artisans, traders, business leaders (2.4%) and then workers (7.5%).

The number of primary residences has increased sharply in recent years (83,457 in 2020, compared to 79,707 in 2009). The number of secondary residences and occasional accommodation is also increasing: there were 1,674 in 2009, and now there are 4,809. Vacant housing is also increasing, from 7,449 in 2009 to 12,201 in 2020.
