Wendy’s and Fromagerie Victoria are coming to space 610

According to models made public by the City of Sherbrooke, Fromagerie Victoria, Aliments M&M and Wendy’s will be located on the land next to Canadian Tire. The two restaurants will each have a drive-thru service. Another building divided into five commercial premises whose banners have yet to be identified will be built closer to rue Brûlotte.

“It’s a regional hub. We are very happy that it is developing. It took a little time, but it’s coming along and we’re proud, because in Fleurimont there are a lot of investments in both real estate and commercial,” reacted councilor Danielle Berthold, president of the advisory committee of urban planning of the district.

The overall project provides for 160 parking spaces and around fifteen spaces for bicycles. The access configuration suggests smooth traffic, but the City recommends a simulation of emergency vehicles to validate everything.

Islets of greenery are planned around the project.

“There will be embankment so that the businesses are at the height of 12th Avenue,” said Danielle Berthold.

The Quatre-Saisons district councilor, Joanie Bellerose, expressed hesitation about the dark color chosen for the buildings. “The project meets all our urban planning criteria. There is no real need to modify it. My fear was that the trend is very much towards dark colors. It is a space where there will be a heat island. I have a fear that in the future, if we put a lot of buildings in dark colors, the temperature will be high. It will be surrounded by residential areas, so we must have these aspects in mind for the surrounding living environments.”

Hélène Dauphinais welcomed the choice of positioning of the businesses, while the restaurants will face the street and the other premises will rather back onto 12th Avenue. “I find it interesting that there is one business close to the street and the other set back. It has less of a wall effect.”

No timeline has been revealed by the City but construction is expected to begin in 2025.
