Pay attention to this tax letter that you will receive (and which will ask you to checkout)

At the beginning of November, some taxpayers risk discovering a surprise when they open their mail or their mailbox… and not the most pleasant ones. Because it will be time to pay the housing tax.

Because no, the housing tax has not (completely) disappeared. Completely eliminated in 2023 for main residences, it remains due for second homes et vacant housing.

The first tax notices fall from this Monday, November 4, 2024. Tax notices are sent at different times depending on the situation.

To avoid missing out, we take stock of the dates to remember.

When are council tax notices sent?

For taxpayers who receive the notice online:

  • From Monday November 4, 2024notices will be posted online in the “Individual” area on the tax website, for non-monthly taxpayers.
  • It will be from Monday November 18 for monthly taxpayers.

An email will be sent as soon as the notice is sent.

For taxpayers who receive the notice by mail:

  • Shipping between November 6 and 18, 2024for non-monthly taxpayers.
  • Shipping between November 21 and 28, 2024for monthly taxpayers.

What is the deadline for paying housing tax?

It all depends on your situation. If you are monthlyyou therefore pay it a little each month, at the same monthly due date.

If you are not not monthlyyou must pay it in full by the end of the year, before December 15, 2024, if you do not pay it online, but via other payment methods available (check, transfer, cash, etc.)

You have until the end of December 2024 if you pay it online.

Increase of 5 to 60%

Some municipalities may apply increase rates on housing tax, in a range of 5 to 60% increase.

According to the General Directorate of Public Finances (DGFiP), 3,697 municipalities are affected in 2024, but Around 1500 will apply this increaseas detailed in our previous article.

Municipalities where there is a marked imbalance between supply and demand for housing fall within the scope of the annual tax on vacant housing (TLV), which concerns housing unoccupied for at least one year, on January 1 of tax year.

However, as for the property tax, it is possible to be exempt of the housing tax. This is the case for people who have “left their main residence to enter a specialized reception establishment (retirement home or long-term care center)”, specifies the service-public.fr website.

To do this, you can submit a request online, or contact your public finance center on site or via a letter.
