“3,000 people are on the street”, seasonal rental worsens the housing crisis in

In the Pink City, the proliferation of seasonal rentals via platforms like Airbnb is causing shock waves in the real estate market. With more than 6,000 accommodations dedicated to tourism, the classic rental offer in (Haute-Garonne) is collapsing. An additional difficulty for people who are looking for a home denounce the DAL 31 and the CGT.

There are at least 6,000 accommodations offered for seasonal rental via digital platforms (Booking, Airbnb, Abritel, etc.) in the city of Toulouse, a figure that is constantly increasing. So many fewer accommodations intended for traditional rentals for future tenants, whether they are students, single employees, couples or even families.

3,000 people are on the streets or looking for accommodation in the Toulouse metropolis. This figure does not take into account those who, without a lasting housing solution, are hosted occasionally with friends (very often on a sofa).

The CROUS of Toulouse, which manages 11,118 student accommodation places in the city, announces the figure of 4.83 applicants for accommodation throughout the academy. Elisa, member of the CGT SELA, tells us: “We very often have students who come to see us because they have no solution, some have to stay very far from the university, others with friends for many months.”
The DAL and the CGT-SELA (student, high school student and apprentice union) are organizing a rally this Wednesday, October 9 from 6:40 p.m. (Place Esquirol) to denounce the consequences of the rapidly developing market for furnished tourist rentals.

We have already had several cases of students who were forced to sleep certain nights in squats or outside.

According to these organizations, the expansion of this sector tends to make the classic rental offer scarce, in particular for small spaces and therefore, to maintain the high level of rents. Thus the price of studios and T1s, in July 2024, would have increased by almost 300 euros compared to the rents charged between 2015 and 2020.

They are asking for rent control and a freeze on increases for Toulouse.

These short-term rentals have been regulated in Toulouse since November 1, 2023. Thus, the declaration for rentals via digital platforms is obligatory for all owners to the Toulouse town hall in order to obtain a registration number (fine up to 5,000 euros in the event of absence or failure to declare). This type of rental is limited to 120 nights per calendar year.
