Prices are falling in Boulogne-sur-mer. They now reach 2,278 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.

Boulogne real estate is showing a slight decrease over a month and the average price has now reached 2,278 euros per m² in September (prices displayed in advertisements before negotiations), according to figures from our partner Bien’Ici*. Over a month, prices are down 0.7% but over a year they have increased by 12.2%.

On the rental side, prices are up over a year, but down over a month. Thus, the average price of a rental comes to 13.4 euros per square meter. For a studio, it will cost an average of 383 euros per month and for a 3-room apartment 590 euros.

In Boulogne-sur-Mer, the population is declining. According to INSEE, the city had 40,588 inhabitants in 2020, compared to 42,476 in 2014 and 43,310 in 2009 (i.e. -6.3% since 2009). Retirees form the most represented socio-professional category (25% of the population aged 15 or over). Next come people without professional activity (24.1%), employees (17%), workers (16.6%) and then intermediate professions (10.2%).

The least common socio-professional category in Boulogne-sur-Mer is farmers (0.0% of the population), followed by craftsmen, traders, business leaders (2.6%) then executives and higher intellectual professions (4.6%).

The number of primary residences has been generally increasing in recent years (20,318 in 2020, compared to 19,973 in 2009). The number of secondary residences and occasional accommodation is also increasing: there were 255 in 2009, there are now 485. Vacant housing is also increasing, from 1,771 in 2009 to 2,820 in 2020.
