Real estate prices are falling slightly in the capital of Gaul. They now reach 5,032 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.

Real estate prices in Lyon are falling slightly and the average price has now reached 5,032 euros per m² in September (prices displayed in advertisements before negotiations), according to figures from our partner Bien’Ici*. Over one month, prices are down 0.6% and they are still down 6.2% over one year.

On the rental side, prices are down this month but up sharply over a year. Thus, the average price of a rental comes to 22.2 euros per m2. For a studio, you will need to pay an average of 650 euros per month and for a 3-room apartment 1,135 euros.

The population is growing significantly in the capital of Gaul. Indeed, the city went from 479,803 inhabitants in 2009 to 522,228 in 2020, according to INSEE figures. Other people without professional activity are the most represented socio-professional category (95,377 people), followed by executives and higher intellectual professions (92,660 people). Farmers are obviously not very present (79 people), artisans, traders, business leaders are also the least numerous (12,825 people).

While the number of primary residences has increased significantly, from 240,609 in 2009 to 270,044 in 2020, this is also the case for secondary residences. They have increased from 6,970 in 2009 to 16,321. Vacant housing has increased slightly (23,552 in 2009 to 25,254 in 2020).
