In La Trinité-sur-Mer (56), half of buyers pay at least 860,000 euros to acquire an old house. This median sales price for the year 2024 makes it the most expensive municipality in historic , according to the report drawn up by the Chamber of Notaries of the Court of Appeal, which covers administrative Brittany and the . -Atlantic.

A Top 3 at more than 600,000 euros

The Morbihan city is the only one to cross this barrier of 800,000 euros in 2024. The Trinidad market is thus well ahead of that of Carnac and Baden, still in Morbihan. These towns show, respectively, at least 650,000 euros and 640,800 euros for half of the sales in the municipality.

A little lower in the ranking, Arradon (56), Saint-Briac-sur-Mer (35) and Arzon (56) reach a median price of 500,000 euros in administrative Brittany, as do La Baule and Pornichet in Loire-Atlantique .

If the order of magnitude escapes you, the regional average reminds us of the magnitude of the amounts: half of the old houses were sold for 228,000 euros or less, in the five departments, last year. That is more than 400,000 euros less than the most expensive municipalities just mentioned. Among the hundred most expensive municipalities, prices drop to 316,000 euros, much closer to the regional level.

Many prices down over a year

In the region, the overall median price is down 3% year-on-year. This trend is found among the most expensive municipalities. Many show more or less marked price drops. More than half of the hundred most expensive municipalities recorded a drop in prices. It is sometimes very limited, of the order of 1 or 2%. In some cities, the fall is marked.

In Dinard and Locmariaquer (56), the median price fell by 20% in one year. In Saint-Lunaire (35) or Bénodet (29), the drop exceeds 15%. These coastal towns are largely associated with second homes and seaside real estate at sometimes stratospheric prices.

As for the big cities, Rennes and show the highest amounts, with a median price of 450,000 euros. The two territories recorded a marked drop in prices (-8% and -6%). Saint-Malo displays a price of the same order, but prices there have fallen much less in one year (-1%). Auray also appears in the Breton Top 100, with at least one in two sales reaching at least 339,000 euros, as well as Fouesnant (29), where prices fell by 12%.

Micro-markets that can weigh heavily

These municipalities which are familiar with stratospheric prices are not necessarily representative of the overall real estate market. The increases and the decreases, no more. “Arradon is a micro-market with few transactions and a lack of offers. It only takes two houses where the negotiations have been a little aggressive, for example linked to work, to bring down the median price,” explained a real estate agent in the town last September. The specialist also recalled the key ingredient in these price changes: the balance between supply and demand.

Old houses, the heart of the real estate market

The ranking of the highest sales prices is broken down according to the type of property purchased: house or apartment, new or old. Old houses constitute “the heart of the market”, as notaries point out: they account for approximately one in two sales. In Côtes-d'Armor, Finistère or Morbihan, they even represent six to seven sales out of ten.
