Thermal strainers: several thousand Ile-de- tenants could lose their rental in 2025

However, the number of G-class housing units in the private rental stock is estimated at 192,000.

In order to avoid the very real risk of being taken to court by their tenant for rental of an energy strainermany owners will have no other choice, at the end of the current lease, than to refrain from renewing it or to renew it with the current tenant. Often hampered by the complexity and costs associated with energy renovationit is possible that many of them will then put their property on the seasonal rental market (less restrictive) or will offer it for sale.

Concretely, this means that tens of thousands of tenants in Île-de- risk lose their housing in the coming months.

Faced with this reality, the FNAIM of Grand is alarmed and wishes to point out certain realities:

  • all the energy renovation work are not achievable in an occupied environment, this is the case for example with interior insulation which may require work on the electricity or plumbing; the tenant must therefore leave their accommodation during the construction site;
  • work within a property is not always enough to “take a leap” in energy class ; while the insulation of a building has much more impact on the energy performance of a home; but the project then concerns all the co-owners (not just the owner-lessors), and it involves being placed on the agenda as well as majority adoption at the General Assembly;
  • THE financial aid no longer benefit from strong capital confidence, like MaPrimeRénov' which has constantly changed its scope and ceiling; However, not all owners have 20,000 or 30,000 euros immediately available and mobilized;
  • financial institutions have not yet structured a solid offer for supporting landlords in energy renovation ;
  • finally there is not enoughRGE craftsmen to carry out the necessary projects.
